Location: Lakeside at Medford is situated in a governmentally protected area,
- Our Country’s 1st FEDERAL NATURAL RESERVE – THE PINELANDS.
Facilities: The Clubhouse, originally the dining hall for the Boy Scouts of America camp, is now the central focal point of Lakeside at Medford. The Clubhouse hosts neighborhood functions (holiday parties, etc.) and is also available for a reduced rental rate to residents (with paid dues) for qualifying private functions. The public is permitted to rent the clubhouse as well.
Amenities: There are approximately 10 acres of open space, with an exercise/trail system of about 1-1 ½ miles. On the clubhouse site are two tennis courts, a tot lot, a boat launch access, boat dock and canoe racks for registered boats/canoes. There is a community beach with a two great docks.
Beach: The beach is access trail is located at 22A High Point Drive. It is also accessible by a trail from the clubhouse. The beach is not staffed with a lifeguard. In the summer season, there is emergency safety equipment available during beach hours. The association maintains the beach and the social committee hosts an annual beach party and other social functions as may interest the community.
Dues: The annual dues are $720.00 per year, billed in the beginning of each year.
News: New is distributed, primarily via e-mail, that inform residents of upcoming events and other important issues. Please provide your e-mail to our property manager, so assure you receive community messages.
Committees: The Lakeside at Medford Homeowner's Association consists of neighborhood volunteers who actively participate in caring for our community. Most committees meet only a few times a year, so the demands on your time are nominal. Should you have an interest in a committee, please our property manager, Sheila. They are a wonderful way to get to meet your neighbors.
Governing Documents – The By-Laws, Covenants & Restrictions, Lakeside at Medford Rules & Regulations, and any Amendments to same, are legal deed restrictions on all Lakeside at Medford properties. All owners should have received copies of such as part of your title search. They can also be found on the website: www.lakesideatmedford.com.
Home & Lot Improvements: Nearly all improvements to your home and yard, including fences, ponds, landscaping, tree cutting, etc. require approval from the Lakeside Architectural Committee, before any work begins, IN ADDITION TO ANY NECESSARY TOWNSHIP PERMITS.
Violation Fine - An Architectural Committee “Application For Buildings & Improvements” is the necessary first step for any home or yard improvement. The By-Laws stipulate a $500.00 per day fine for violations. PLEASE, contact Joan, our property manager as we don’t want to see any resident incur fines.
